The Kapiti Coast property market can feel “busy” and “tough” at the same time, and August’s numbers explain why. We sit down with George Love to unpack the latest real estate statistics suburb by suburb, looking at listings, sales, average days to sell, and how sale prices are tracking against RV (rateable value). If you’re buying, selling, or simply watching the market, these are the practical signals that cut through the noise.
We start in Paraparaumu, where the volume of stock creates real choice and gives buyers room to be picky, even while well-presented homes still achieve strong outcomes. From there we compare Paraparaumu Beach, including what it means when the average sale sits under RV, and why price expectations and property condition matter more when buyers have options and building reports carry extra weight.
Then we move through Waikanae and Waikanae Beach, where the contrast between higher supply and tighter beachside stock shows up clearly in days to sell and pricing momentum. Beautiful. Shoot away. What are we looking at this month?

Okay, so it's been it's been quite a busy um month through August. Yeah, we've done quite well. I know Megan and I were super busy, so so we were. We were actually because Harquitz has a little sort of sort of position for their agents out of. We've got 160 agents in Kitten in in the region there. And for for that month, we came ninth in the whole region. Um ninth in the whole region. So we were super proud of that.

And we were number one in our office as well. So that that was great as well. So yeah, we we just keep going. Everyone keeps talking about the markets tough, and it is tough, but you know, it's like any industry, you know, if you work hard at it, you know, it's like there's there's work out there and work to be done, you know, and that's something we're not scared of.
So look, I'll fire into some stats here. We'll go into Paraparaoumu first. So Paraparaumu, they had for the month of August, there was 84 properties on the market just for Paraparaumu. There was 17 sales that month, and the average deals days to sell was 29. The average sale price above RV was 9%, and the average sale price was $652,000.

Yeah, so a lot of first-time buyer markets. It is it's lower. I mean, what we're seeing, houses are selling, there's lots of buyers out there, they are a lot more pickier at the moment.

Because yeah, out of 84 properties on the market, only 17 being sold.
SPEAKER_00
That's right. That's not even the third, exactly. So even though it's people go, oh, 17 is not bad, but that's only of the ones that are selling there, you know. So it's like 84 properties, there's still a lot there to be bought up, you know. So you should be busy, you know, people should be coming to you for lending.

Yeah, well, we are busy, we're seeing the definite pickup in the market, but you're right, people are more pickier. Yeah, you know, if before they would do builders' report and there would be minor issues, they wouldn't be faced. Now they're getting more and more picky in terms of what they're willing to take on board or not.

Exactly. And I mean, out of like just for Paraparaumu, uh 84 properties, that's a lot of properties on the market. There's a lot of choice there, you know, for them. So they can afford to be picky.
Paraparumu Beach, a little bit lower. So properties on the market for the month of August was 65 properties. The sales that month was 11 sales that month for Paraparumu. Now it was a big drop. The average under RV was actually minus 13%.

Wow.

So that was quite quite high. The average sale price for Paraparumu Beach was 644,000.

Okay. So price-wise, it's still keeping up in that first-home buyer range.

Yeah, absolutely.

It's interesting because it's only really seven sales less or six sales less.

That's right, yeah.

But if you look at how many properties were available for sale in Paraparumu versus Paraparumu Beach, yeah.

Another 20, 20 extra pop properties in Paraparumu. Yeah. Yeah.

Okay.
SPEAKER_00
It's it's interesting. I mean, uh, we we we're actually getting people that they're coming to us and they're looking at what what they're gonna get for the house and that. And just through our appraisals, they might decide to hang on to the house a bit longer and make it work, do a few extra renovations and that to make it work for them. And we're seeing a bit of that, you know. We were actually talking, Megan and I maybe we should set up set up one of the programs what do they call it? Let Lister Cell, you know? Yeah, yeah, yeah. A renter sell, sorry, I meant to say.
the average days to sell was 83 days and then, yeah, and the average sale price above RV was actually minus 5%.

Minus five.

Minus five percent. That was an average sale price of seven hundred and thirty thousand.

But Waikinae kept more value than PowerPoint.

It is, and it usually does, and it usually does, it usually does, and then you've got Waikanae Beach. There was only 15 properties on the market for Waikinae Beach for the month of August. Okay, there were six sales that month as well.

So nearly Which is actually, if you think about it, it's almost half. Yeah, yeah, and none of the other regions had the same.

Yep, exactly.
SPEAKER_01
But go Waikanae Beach.
SPEAKER_00
A whopping 10% average sale price above RV for Waikinaye Beach, which is really good. And the average sale price was just under 900,000, 800 889,500, the average sale price.

Hmm.

Interesting. And average days to sell, 37 days. So it's got the lowest amount of days to sell than all the other areas.
Where does okay, question? Where does the Waikanae Beach start and ends?
SPEAKER_00
Oh, well, as you said it, you're pretty much on it here by the Moraway, isn't it? I think most people define it by the Moraway, but I suppose it goes by postcode. And I mean it's the same in in Paraparaumu. There's some places that are called Raumati Beach, but it's a two-minute walk from Paraparaumu Wall. You know, so it's it's wherever the council decides where that postcode ends. So you really have to look it up the postcode to see where the council have defined you to be.
Yes, I've got Real Mati here. So, yep, Real Matti and South. I should have done them before. Why can I? But a little bit out of order there. So we had properties on the market for Real Matti South was 20 properties. And the we made three sales that month. So only three sales for Real Matti South. And average days to sell 97 days. That's the one. Yeah, yeah. And again, that's just the ones that are selling. So for some reason, it hasn't been quite as popular that month. And with only three properties sold, it's the average. It throws the average out a bit. The average um came in at a whopping 1.2 million.

Yeah.

So I assume the three properties that sold sold above a million for the average to come back at one point.

Well, they actually, yeah, what one of them actually sold well well under the million, and the other two were well above it. Yeah.

Interesting.

So that's why it brought brought that in there. So the industry sales above the RV average above RV was four percent.

Okay.

Yeah.

Above.

Yeah.

Interesting. All right.

And then and then you've got Real Matty Beach. So Real Matti Beach, 23 properties on the market for that month of August, and there was six sales that month. So again, quite quite low. Average days to sell, 38 days.

That's the fastest.
SPEAKER_00
Yeah, that is the fastest. Yeah, absolutely. And some of the sale prices were pretty good. The average sale price was just over a million dollars, a mil 57,500. And so there was a lot of sales over a million dollars in Real Matty Beach for that month. So yeah. Yeah.

Interesting. Yeah. And where do you live?

I live in Para Parahumu, and I'm sort of on the border where the next street over is the beach. Paraparahumu Beach.

But I'm right beside the airport. So I tell people, oh, you can just cross the road and go to the airport. Yeah, exactly.

Yes, that's going to be exciting. A lot of people are asking, do you think the election is going to affect us? Well, it always affects people's mindset. Does it affect the market? No, I don't believe it does. Um what I've seen over the years. Everyone's always just a bit worried about it. But then they see once the new people come in or the same people there is pretty much business as usual.
